“You First”! That’s Tina Biggins’ tagline on her biography on the Hilton Head Real Estate Brokers website. It’s what caught my attention and led me to reach out to Tina when my husband and I were searching for a broker to help us find our second home in Hilton Head, South Carolina. I am so glad I stumbled upon her because she truly epitomizes this philosophy – from start to finish in the process, we felt that she put us first every step of the way!
In an industry that is often inundated with disingenuous people, Tina is a rare and exceptional find! Given that our permanent residence is over 1,000 miles away from HHI, it was imperative that we find a broker that we could trust implicitly with guiding us on this search from afar. We had limited time and ability to physically tour properties in a highly competitive market, so there were times where we had to trust Tina to view and assess them for us. Having taken the time up front to understand our needs and desires, provide the best options to us to meet our expectations, and reconfirming that these expectations had not changed over the course of the search, we were able to feel confident in her judgement and honest assessment of properties she viewed for us. She didn’t disappoint! Given the competitive nature of the market we had to move quickly. Tina proactively searched out pocket listings for us, and when a prospective villa hit the market, she a moved swiftly, fully armed with market data for each property, so if necessary, we could be ready to make an offer at the drop of a dime. There were a few times throughout the process that due to market conditions, we ended up in bidding wars with cash buyers. When this happened, it was challenging to not get discouraged, but Tina’s positive, optimistic attitude is infectious and helped to ease the stress.
When we finally found the perfect place, Tina did a great job negotiating the sellers down from a listing price that was too high for market value. She pulled together extensive data on previous sales and comparable listings which she submitted along with the offer. With her guidance and support, we were able to negotiate to market value. Tina’s commitment to putting us first was further affirmed when we were not able to be physically present for the closing. Tina completed the walkthrough for us and gave us a detailed breakdown of the condition of the property. Then, she went above and beyond the following week when we were traveled down to HHI to finally settle into our villa. Knowing that we would not arrive until well after midnight, Tina went to the villa, made up the beds, and provided us with extra blankets, towels, toiletries, and best of all coffee, a coffee pot and mugs for the morning! Additionally, Tina has been extremely helpful with recommending places to purchase furniture and necessities. She has even helped us find a respectable contractor for a few renovations that we are planning. We would not hesitate to work with Tina again and highly recommend her to anyone that is looking to make a purchase on HHI or in Bluffton. She is uniquely qualified for clients like us that are looking for a 2nd home and don’t live locally, but I’d feel confident recommending her to anyone looking for an honest, reliable and knowledgeable buyer’s agent.
